Guest Rooms
1. Parties
The Star Inn Guest Rooms, hereinafter called “the Owner” and you, hereinafter called “the Guest”. In all circumstances the Contract of Letting is between the Guest and the Owner. The Guest cannot transfer the booking to another individual without prior agreement with the Owner. The Owner of the property, The Star Inn, is solely responsible for providing the accommodation.
By paying a deposit/full payment and booking to rent one of the Owner’s rooms, the Guest is accepting these Terms and Conditions. Please read the following carefully.
2. Agreement is not an Assured or Statutory Tenancy
This agreement is made on the basis that the property (“the property”) is to be occupied by the Guests for a holiday as mentioned in the Housing Act 1988 Schedule 1 Paragraph 9; no assured tenancy or statutory periodic tenancy is granted.
The rooms are to be used only by Guests booking the property and not as a base for visiting friends or family.
Guests should ensure noise is kept to a minimum so as not to annoy other Guests or village residents during their stay, particularly in the evenings. Guests will be asked to leave if noise levels are unacceptable.
3. Deposit, Cooling off Period, Payments and Cancellations
Full payment is required to secure the booking. Payment can be made by BACS, Debit/credit card or cash. The Star Inn may ask for a copy of the Guest’s photo card driving licence or passport for ID purposes. No bookings are secured until confirmed by the Owner by email and payment has cleared. Payment is non-refundable if the holiday is cancelled by the Guest within 14 days of the arrival date. There will be a full refund if the Guest cancels within their 14 day cooling off period or before 14 days of arrival, less a £25 administration charge.
The Owner may have to cancel the Guest’s holiday at short notice if the property has had significant damage caused to it by previous guests or as a result of a natural incident such as flooding, lack of power or fire etc. In these circumstances, Guests will be offered alternative dates or a full refund. Minor damage that will not spoil a Guest’s stay will be rectified as soon as reasonably possible during their stay. If guests need to re-arrange their stay, this will be subject to availability and the discretion of the Owner.
Guests are encouraged to buy holiday insurance to protect themselves from unforeseen circumstances and holiday cancellation; examples include illness, adverse weather, family bereavement etc. The Owner is unable to provide insurance cover.
Booking Conditions will apply to all confirmed bookings. The Owner’s website details information, pricing and Terms and Conditions. This is not classed as an offer. Offers are made by the guests on the stated Terms and Conditions.
Any refunds will be issued to the same payment method used by the Guest to pay for their stay or part thereof.
The Star Inn may introduce offers from time to time, e.g. last minute availability pricing or complimentary gifts. These discounts/gifts do not apply to existing bookings.
4. Arrival and Departure Times
Guests can arrive anytime from 3.00pm onwards on the first day of their stay and vacate the room by 10.30am on the last day of their stay. Keys are typically collected from the pub, although for very late arrivals, the key will be left in a secure key safe outside the room for collection by the Guest.
Breakfast will be served in The Courtyard Barn between 8.30am and 10am. A Continental style breakfast can be provided the night before for Guests outside of these hours. This needs to be arranged with the pub on arrival.
There is free roadside parking in front of the pub and throughout Harbottle Village. Parking is at the Guest’s own risk.
The opening hours of the pub will be the same for Guests and the general public, there will be no extension to these hours for Guests. There is no room service facility and meals should be consumed in the public areas, not guest bedrooms.
5. Cleaning
The room should be left in an acceptable clean and tidy condition when the Guest leaves the room on the last day. Rubbish should be placed in bins inside the room and used towels left in the bathroom ready for collection. Guests will be charged postage for any items left behind that they require returning to them.
Housekeeping will visit rooms briefly on a daily basis after 10.30am to empty bins, replace toilet rolls etc. Clean bedding and towels will be provided for guests staying for more than three consecutive nights.
The Star Inn and its rooms are strictly non-smoking and should remain free of smoking by any smokers letting the rooms. Smoking is permitted in the courtyard and garden. Guests must ensure cigarette butts are placed in the designated ashtrays and bins to reduce fire risk.
The Guest will be invoiced for an additional cleaning fee if the room is left in an unacceptable condition.
6. Pets
A well-behaved dog is welcome to stay in the room at an additional charge of £12. Pets are not allowed on beds or furniture, fowling in the pub’s courtyard and gardens must be cleared up and pets must not be left alone in the rooms. Guests must not allow their pets to make too much noise as this will disturb other Guests, the Owner and its neighbours. The Guest will be invoiced for any damage caused by pets within 7 days of their departure (or within 30 days if professional cleaning or estimates for damage need to be obtained), payable within 7 days.
7. Electric Vehicles
Electric vehicles must not be charged at the pub. There are electric charging points in Harbottle Village in front of the school and the National Park car park in Alwinton (2 miles away).
It is acceptable to charge electric bicycles at the pub.
8. Fixtures, Fittings and Furnishings
The property’s fixtures, fittings and furnishings should not be broken, stolen or damaged. All damage must be reported to the Owner immediately. Minor damage or faults should be notified to the Owner or so that they can be rectified for future guests. The Owner will seek reimbursement from the Guest for all damage/theft at the replacement value.
The Police will be notified of any wilful damage or theft. The Guest will be responsible for all loss or damage to the property and its contents if the Guest has left the room unlocked.
9. Complaints
Complaints must be brought to the attention of the Owner immediately. In so doing the Owner will be able to address issues as soon as is reasonably possible. An out of hours telephone number is available and will be attended by the Owner at regular intervals.
Compensation will not be forthcoming after the Guest’s booking has been fulfilled.
10. Access to the Property
The Owner will be allowed access to the room and garden at all reasonable times for repairs, maintenance and cleaning. Access to rooms will be pre-agreed with Guests unless there is an emergency. External window cleaning and gardening will take place at various times throughout the month.
11. Health and Safety
Guests must be mindful of general health and safety whilst using the rooms and the pub. The rooms are accessed by stairs and there are steep sections of terracing in the gardens. None of the rooms are accessible nor suitable for Guests with poor mobility.
Extra care should be taken when using the shower and any baby equipment. These are used at the Guest’s own risk and the list is not exhaustive. Any baby equipment provided by the Owner must be checked by the Guest to ensure it is suitable for their child.
The stairs and paths leading to the rooms are lit by dusk-to-dawn lighting which is shut off between 1am and 7am in the morning and sensor lights. Guests are advised to bring torches for walks in the village at night as there are limited street lights.
Guests must contact the Owner as soon as possible if they have any issues regarding Health and Safety.
12. Data and Privacy
The Owner will only request and store information relevant to the enquiry and booking for as long as is necessary. Any personal information requested will not be shared with third party organisations for marketing purposes. The Guest’s email address will be added to the Owner’s database for occasional email marketing; guests can opt out at any time. Information will be shared with the Police or relevant authorities in instances of criminal activity.
13. Law
The Star Inn is owned by Karen Wilkinson of The Star Inn, Harbottle, Morpeth, Northumberland, NE65 7DG. All branding, logos and images including those on the website, belong to Karen Wilkinson and The Star Inn and must not be used without prior agreement.
The governing law is the law of England and Wales.
If any exclusion(s) or limitation(s) contained in these Conditions is found, in whole or part, to be unlawful, void or for any other reason unenforceable for any purpose(s), that exclusion(s) or limitation(s) or the part(s) in question shall be deemed severable and omitted from these Conditions for that purpose/those purposes. Such omission shall not affect the validity, effectiveness or enforceability of the other provisions of these Conditions.
